Why Post-Remediation Duct Cleaning Is Non-Negotiable

Mold remediation cleans the structure. But if the HVAC system isn't cleaned, mold spores will re-contaminate the remediated space within days. Here's what IICRC standards require.

The Remediation Gap

Mold remediation is a well-established process: identify the source, contain the affected area, remove contaminated materials, treat surfaces, and verify clearance. When done correctly by an IICRC-certified contractor, it effectively eliminates the mold problem from the structural components of the building.

But there's a gap that many remediation projects miss: the HVAC duct system. During a mold event, mold spores are distributed throughout the building by the HVAC system. Those spores settle in the duct system — on duct surfaces, in debris accumulations, and in the biofilm that may already be present. When the HVAC system runs after remediation, it re-distributes those spores throughout the building, re-contaminating the remediated space within days.

What IICRC S520 Requires

The IICRC S520 Standard for Professional Mold Remediation explicitly addresses HVAC systems. Section 14 requires that HVAC systems be inspected and, if contaminated, cleaned as part of the remediation process. Clearance testing must include air quality verification that the HVAC system is not re-contaminating the remediated space.

In practice, many remediation contractors don't have the specialized equipment to clean HVAC systems — particularly flex duct systems. They may visually inspect the accessible portions of the system, but they're not equipped to do a thorough cleaning with before/after verification. This is where VerifiClean comes in.

The Insurance Documentation Requirement
